The service
A flake floor is built in layers. The concrete is ground and repaired first, then a coloured epoxy base coat goes down and vinyl flakes are broadcast into it, wall to wall, while it's still wet. Once it's cured, the loose flake is scraped and vacuumed back and the floor is sealed in.
The flake is what makes it so forgiving. The speckle hides dust, tyre marks and the odd bit of grit far better than a solid colour, and the chips give the surface a little texture underfoot rather than a slick gloss. Blends run from light greys through to charcoal, so it can sit quietly next to the house or stand out.
It isn't only for garages. As well as carports, patios, paths and pool surrounds, we've laid flake floors in bathrooms, laundries and toilets.
How it works
Every slab is different, so the detail changes from job to job. This is the usual order of work.
Cracks, old paint or sealer, oil stains and damp patches all change the prep, so the floor gets looked at before it gets priced.
The surface is ground back to open it up, and cracks and chips are filled so the coating has something sound to bond to.
A coloured epoxy base goes down and the flake is broadcast through it while it's wet, right to the edges.
Once it's cured, the loose chips are scraped and vacuumed back to leave an even flake layer.
A clear coat locks the flake in and gives the finish its sheen. You'll know when it's ready for feet, and when the car can go back in.

Less than most people expect. The flake chips give the surface some texture, so it isn't as slick as a smooth gloss coating. For wet areas, pool surrounds and ramps, extra grip can be built into the finish, so tell us where the floor is and we'll suggest the right level of texture.
Yes. Patios, paths and pool surrounds are some of the flake floors in our own photos. Outdoor floors cop full sun, and standard epoxy can yellow in UV, so outdoor jobs need a finish chosen for sun exposure. We'll recommend the system for your spot when we see it.
Yes. We've laid flake floors in bathrooms, laundries and toilets. Wet areas need the right preparation and some grip underfoot, which we'll talk through when we look at the room.
Start with what's around the floor: the walls, the paving, the garage door and how much dust and tyre marking it will see. Lighter blends brighten a garage, while darker blends are better at hiding marks. We'll talk blends through with you at the quote.
